It happens to most of us at some point. A job search takes you out of the area, or a family addition means you need more space. Many people face life changes that mean they likely will sell their home in the next few months.

In the digital age, 97% of home buyers search for homes online. So the “first impression” nearly everyone gets of your home comes exclusively from the photos and videos that get put online. One of the most important things you can do now is to get your home “photo ready.”  

To get maximum interest, you want your home to look spacious, inviting and ready for a new buyer to move in. 

Declutter and depersonalize: An open and clutter-free home is more appealing to potential buyers. Remove any personal items like family photos, personal collections, and excess furniture that can make the space look smaller.

Clean and stage your home: A clean home is more attractive to buyers, so make sure to thoroughly clean your home, including windows, floors, and carpets. A professional stager or Realtor can advise on how to showcase your home's best features and make it more inviting.

Make necessary repairs: Fixing known problems such as leaky faucets, repairing cracks, and painting walls if needed. Consider getting a home inspection done so you know the full condition of your home. Hidden problems are a common way for home sales to go sideways. A pre-listing home inspection will identify the items you may not be aware of and a great realtor can use that report to help market your home as “pre-inspected.” 

Enhance curb appeal: The view from the curb when someone comes to see your home shapes the entire showing, so make sure your home's exterior looks appealing by mowing the lawn, planting flowers, and cleaning up any debris. A fresh coat of paint on the front door can make a home “pop” when buyers pull up. 

Think Safety: When your home hits the market, there will be many people touring your home. While thefts are very rare, put prescriptions, weapons, jewelry and other valuables in locked boxes or move them outside your home for safe keeping.
